Conceptualization is where clarity replaces overwhelm. This service is designed to help you understand what you want, how it comes together, and what decisions actually matter before committing time, money, or energy to execution.

This is not about finalizing everything. It’s about aligning direction early so every next step makes sense.

You will receive:

A low-pressure 15–20 minute call designed to understand your lifestyle, preferences, scope, timeline sensitivity, and communication style.

Within 24 hours, you receive 2–3 curated mood board directions to react to and choose from.

A 60–90 minute working session, preferably in person.
We refine direction together, walk through the space, discuss how you live, identify keep vs replace items, align on realistic budget bands, and confirm next steps.

A polished concept package including refined mood boards, material and finish direction, furniture strategy, and a clear execution outline.

 

REMODELING & GROUND-UP CONSTRUCTION
Where planning is protected as complexity increases

This service is for clients moving beyond concepts into renovation or new construction and want one guided lane from planning through execution. We translate the approved direction into coordinated plans, decisions, and timelines, then manage the moving parts so the outcome stays aligned as work begins.

This is where the process becomes real, and where structure matters most.

You will receive:

We develop and coordinate the design documentation needed to build with clarity.

This includes layout refinement, key elevations where needed, finish specifications, and decision sequencing so trades aren’t guessing and you aren’t forced into rushed choices.

We source, specify, and manage furniture, fixtures, and finishes with budgets and lead times in mind.

This may include procurement, ordering, tracking, delivery coordination, and installation readiness planning so selections arrive at the right time, in the right order.

Custom millwork design and fabrication coordination, including kitchens, built-ins, and integrated storage.

We also support specialty wall finishes and lighting design so the home feels cohesive rather than piecemeal.

We coordinate vetted trades and suppliers and act as the central point of contact to reduce client stress and protect quality.

This includes scheduling, site touchpoints as needed, execution check-ins, and managing decision flow so the project stays steady and aligned.

Before execution begins, you receive a branded project packet that confirms scope, pricing, roles, and expectations. This includes:

  • Approved scope and exclusions

  • Timeline framework and key milestones

  • Payment structure and change-order process

  • Vendor and trade standards

  • Safety, cleanliness, and site expectations

  • Insurance and WSIB compliance confirmation where applicable

  • Execution readiness checklist (access, lead times, approvals)

Punch list coordination, final walkthrough preparation, and completion readiness so the last 10% doesn’t feel chaotic.

STYLE & DECOR
Completing the home with intention

This service focuses on the final layer of the home and includes both planning and hands-on execution. We move beyond selection and sourcing into on-site styling and staging, ensuring the space feels finished, intentional, and ready to live in.

This is where the home comes together visually and emotionally.

You will receive:

Custom and semi-custom furniture, decor, and design elements tailored to the space, sourced or fabricated with scale, proportion, and longevity in mind.

Detailed guidance on textiles, finishes, and color palettes that support warmth, cohesion, and everyday use.

Furniture, decor, and art sourced, ordered, tracked, and coordinated to align with the approved vision and timeline.

We are physically present to style and stage the home.

This includes furniture placement, art installation coordination, accessory styling, and final spatial adjustments so the home feels balanced and complete.

A completed walkthrough to refine placement, adjust details, and ensure the home reflects the original vision before handover.

ABOVE and beyond

For some projects, planning and execution alone are not enough. During major renovations or new builds, life continues, and managing both at once can be overwhelming.

Where appropriate, Serrane Homes offers extended coordination support designed to reduce disruption and protect your time during demanding phases of the project.

This service is available selectively and scoped based on project complexity.

You may receive:

Support sourcing and coordinating short-term living arrangements when the home is uninhabitable, including timelines, move-out sequencing, and return planning.

Assistance coordinating storage, deliveries, access schedules, and overlapping commitments so daily life remains manageable during construction.

Coordination with external providers such as movers, organizers, cleaners, or specialty services as needed, ensuring communication stays centralized and efficient.

A single point of contact for non-design logistics related to the project, reducing the need for you to manage multiple conversations during an already busy time.
